The get personal approach has been developed for when things don't run as smoothly as they could. This could be due to rent arrears, maintenance issues, condition of a property. Simple steps can be taken to work with your tenant; a meeting will be arranged with a Property 77 team member, landlord and tenant to discuss the issue and to find a resolution through discussion. We have found this approach is positive because all parties gain a greater understanding of each other's situation and have a responsibility for the decisions made on the day.
Our management fee is just 10%. That's all you are charged, this includes; Set-up Fees, Tenancy Renewals, Inventories, Rental Audits, End of Year Statements, Annual Rent Appraisal.
Exciting news for landlords: Property 77 is currently developing the first landlord portal in Peterborough. The portal idea was developed through holding Landlord Forums and landlords expressing a desire to have transparency of the management of their properties.
What the portal will do:
Property 77 will complete a market appraisal and case review of your property annually. This will include a market assessment of your current rent and will indicate if a rent increase should be considered or if your rent is fairly set.
Property 77 offer longer opening hours during the week. We understand that working and managing a family can be time consuming and we offer a flexible approach that fits in with your lifestyle. 9 to 9 means you can book a valuation that fits into your schedule not ours.

The outsourced company we use for credit checks will provide a landlord reference, however we will always contact the landlord to discuss the potential tenant.Employment Reference
Again the referencing company we utilise will ask a series of questions to establish level of pay, position within company and the time in employment. This would be cross referenced with the bank statements and payslips. If necessary we would speak with employees for confirmation of details.Home Visit

Exciting news for landlords: Property 77 is currently developing the first landlord portal in Peterborough. The portal idea was developed through holding Landlord Forums and landlords expressing a desire to have transparency of the management of their properties.
What the portal will do:
- Access to rental accounts allowing you to see all processed payments and rental statements, communication logs, including any notes regarding tenant and your properties.
- Maintenance details, this would include any jobs being carried out and the ability for you to enter any work you have arranged.
- Documentation will be downloadable, this will include Tenancy Agreements, Inventories, Gas Safety Certificates, Electrical Certificates, Energy Performance Certificates, other important documentation.
- Diary reminders, to include renewals of tenancy agreements, certification dates, access to input other important dates. The portal will send reminder emails for any input dates.
